Kalk Bay’s harbour cottages, measured the way old stone deserves

A working fishing harbour a few minutes up the coast from Simon’s Town, on the same sheltered stretch of False Bay — and the same morning-glare problem, off a mix of restored Main Road buildings and mountainside cottages with windows nobody standardised.

What Kalk Bay actually is

Kalk Bay grew as a fishing and lime-burning settlement, its stone harbour finished in 1913–18, and that working-harbour character still defines it. The housing stock is a mix: restored Victorian and Edwardian buildings along Main Road (antique shops, bookshops, galleries above and behind), the red-roofed council Fishermen’s Flats built in the 1940s, and older mountainside cottages set back from the water with odd, non-standard window openings from a century of piecemeal additions. Deep stone reveals are the rule, not the exception.

Same coastline, same morning problem

Kalk Bay sits on the western shore of False Bay, so its seafront homes look east and south-east across the water — the same orientation that gives Simon’s Town its hard, flat morning glare a few kilometres south. The steep mountain immediately behind the village cuts the afternoon sun off many of the lower cottages, so here too the spec question is about the early window, not a west-facing afternoon fight.

What we specify here

Powder-coated aluminium venetians are the baseline on anything close to the water — timber warps and marks in salt-laden damp air, so we keep timber for the dry, set-back rooms only. Sunscreen roller blinds do the heavy lifting on Main Road shopfront-style windows, where the glare needs cutting without losing the harbour view that makes the address worth having. Day/night blinds suit the odd-shaped harbour windows on the older cottages, where a single continuous fabric loop copes better with an out-of-square opening than a rigid slat stack.

The broad Fish Hoek valley and the Clovelly channel funnel the summer south-easter harder than the sheltered harbour cottages here feel it — still worth a wind-rated spec on anything mounted outside, but not the dominant factor it is further along the coast.

Heritage, stated honestly

Kalk Bay and St James sit within areas the City has flagged for heritage character, and the local fishing community has actively pushed to protect it. We haven’t found one rule covering every private facade here, so an exterior fitting on a street-facing heritage elevation is worth checking on site rather than assuming either way — the same honest caveat we apply in Simon’s Town itself.
